Central Apartments/Gaslamp Apartments

Performing as its own general contractor, Casper Company took on the difficult task of preparing this aging four-story building and basement to become new apartments in San Diego’s downtown Gaslamp District. Just a scant four inches from the neighboring Ivy Hotel and backed by an SDG&E substation, demolition would take place in very cramped quarters. Casper mobilized heavy equipment as well as provided traffic control, pedestrian tunnels and all permitting processes for the congested area.

The 37,500-sf building was constructed of unreinforced masonry and, as a safety measure, Casper crews removed masonry bricks on the building’s top two floors by hand and brought the building to a reasonable height for the heavy demolition equipment. Casper’s scope of work also included removing the interior basement slab, providing backfill and recompacting it for a new street-level grade while leaving structural footings intact. Hazardous soils testing and selective demolition and salvage of interior finishes and wooden support members were also provided.
